Bottom Line

Adria House is a mid-range, family-run guesthouse set in a fine Georgian terrace with traditionally styled
interiors and plenty of period charm. Its pleasant, cobbled street location is
walkable from the main station and offers easy access to Calton Hill -- though
Edinburgh's historic center is a stretch on foot. The seven rooms are spacious and cozy,
though a couple lack en-suite facilities, and there's no elevator. Rates are
around what's expected for a good quality bed-and-breakfast in Edinburgh, and it is certainly
one of the nicer ones, with Wi-Fi and a cooked English breakfast included.

Scene

Lovingly maintained period-style guesthouse in attractive Georgian terrace

Adria House
occupies part of wonderful stretch of typical Georgian terrace townhouses
complete with elegantly arched windows, stone balustrades, and ornate wrought
iron railings. The hotel is family-run -- the owner, Maria, took over from her
parents who set up the guesthouse some 30 years ago -- and stepping inside feels
like entering a large, welcoming family home. The period character of the
interiors has been lovingly maintained, with high corniced ceilings, swathes of
flocked wallpaper, and numerous elegant antique furnishings. Homey
touches include potted plants, thick carpeted floors, and a lovely old upright
piano in the spacious yet cozy lounge. A charming staircase spirals up to landings
on two floors and -- as is usually the case with such period properties --
there's no elevator. Guests include tourists seeking a quiet stay in Edinburgh -- the property is peaceful despite being just off a main road -- and the odd business traveler wanting proximity to the city center without all the hustle and bustle.

Location

Set on pleasant cobbled street on the edge of Edinburgh center behind Calton Hill

The hotel is located on a wide, cobblestone
street overlooking leafy Royal Terrace Gardens on the edge of Edinburgh's city
center. Just a few doors down is the start of the footpath leading through
Regent Gardens and up Calton Hill, which offers superb panoramic views of the
surroundings. Also right nearby is the Michelin starred 21212 restaurant, and while there are a few other restaurant in the area, the city's bustling center
would be a stretch for some on foot -- about 20 minutes. Edinburgh's main train station, however,
is about 12 minutes' walk away, while Edinburgh Castle and the city's historical
center are five to 10 minutes by cab.

Rooms

Spacious, traditionally styled rooms, though not all bathrooms are en-suite

Each of the seven
rooms are different in shape and size, though generally very spacious --
especially by Edinburgh standards -- and with high ceilings. All are decorated
in traditional fashion with antique-style furnishings and floral-patterned
wallpaper and fabrics. While most rooms have large en-suite bathrooms with
tubs, a couple have private bathrooms in the corridor just outside -- though
all rooms are provided with bathrobes. Other standard in-room amenities include
free Wi-Fi, hairdryers, tea/coffee facilities, and flat-screen TVs with
Freeview channels (though no cable/satellite). Rooms range from singles to quads, with cots available for children.

Features

Free cooked-to-order breakfast and cozy lounge with piano

As would be expected from this sort of property, there's not much in the way of facilities. However, a cooked-to-order breakfast -- along with fruit, yogurt, and cereal -- is served daily in the elegant surrounds of the ground-floor dining room, and is included in the rate. A lovely, spacious front lounge
provides a pleasant space to unwind in front of a coal-effect fire, and a piano
is available for those who fancy a tinkle. Wi-Fi is free of charge and guests
also have loan of a laptop if required.
