This all-suite beachfront hotel resides in four-story peach colored building with white trimming flanked by palm trees and a parking lot. Common spaces are limited to a small, functional lobby with a few tufted leather chairs and a giant marlin hanging on the wall behind the front desk. Grounds are well maintained and include patches of greenery and palm trees, with a small pool at the back overlooking the beach.

The Edison Beach House is situated right on Fort Myers Beach and a short walk to several restaurants and shops. Lovers Key State Park is a 15-minute drive while Bonita Beach Park, Sanibel Island lighthouse, Hammond Stadium, and the Bell Tower Shops are around 20 minutes from the hotel. Barefoot Beach and Coconut Point Mall as well as the Edison and Ford Winter Estates and Southwest Florida International Airport are 30 minutes away. One free parking space per room is included.

These Floridian-style suites are pleasant and homey, doused in soft pastel colors and white furnishings. Tan couches and white wicker chairs provide seating and most units have dining areas with tables and chairs. Fully-equipped kitchens feature granite countertops, coffeemakers, full-size refrigerators, dishwashers, stoves, microwaves, and toasters, plus washers/dryers in the bathrooms. All suites also have private balconies with amazing water views. While most have flat-screen TVs, some are a bit dated with old tube-style TVs. Bathrooms are clean and bright, with walk-in showers and large vanities as well as a small range of toiletries provided. Housekeeping is provided daily.

The property sits right on the beach, so guests have direct access to the white sandy stretch and the hotel also provides free beach chairs. A small outdoor pool overlooks the ocean and is surrounded by a brick sun deck and white lounge chairs, however, due to its size, the pool is better for soaking than swimming. There's also a barbecue area with grills and picnic tables. There is a business center with a computer and printer in the lobby. Wi-Fi is free, as is parking, but only one parking space per room is available.
