Guests who enjoy this intimate B&B know to expect a close-knit situation on several levels. First, there's the warmth and personality  of the owners, and, second,  because of the close quarters, guests have a chance to chat and get to know one another. The combination lobby/sitting area/breakfast room is  modern and homey. The furniture might not be perfectly matched but includes low-lying couches, an occasional Aeron-style chair, giving an impression of ad-hoc minimalism.

This B&B is situated on a road radiating out from the center of the city. It is surrounded by other residences. There's a bus stop right across the street, and travel time to central Munich is about 30 minutes by bus and 15 minutes by car. There are several modest restaurants within walking distance of the Zeevat.

The rooms here feel like a friend’s guestroom, meaning they're homey but not fancy. Simple, natural-wood furniture, some of it lacquered, and track lighting exude a bright, if slightly dorm-like feel. The Family Room is tucked under the house’s eaves and is illuminated by a skylight in the plywood-covered ceiling. All rooms have small flat-screen TVs,  microwaves, and  coffeemakers. Two bathrooms, well-stocked with toiletries, are shared by all the guests.

As is true of most properties of this type, there are few formal amenities, apart from  a hearty  breakfast served by the hosts every morning, and a pleasant patio garden filled with a plethora of plants. There are three parking spots on-site for guests' use.
