Tullia & Prisca Relais is situated on the first floor of a handsome, five-story building dating back to the early 1900s and featuring ornamental lintels, wood shutters, and stylish cornice details. The property itself is mostly just rooms, making guests feel like they're at a guest house or an apartment rather than a hotel. The wood-floored reception area is pleasant, but not really a place to hang out, with just a small desk and two leather-backed chairs. Guests can walk up to the first floor via marbled stairs, or take the old-fashioned cage elevator. The hotel is a popular choice among tourists, especially couples, who don't need the extra amenities but want a comfortable place to stay while exploring the city.

The hotel is tucked in a small street right off the main road of Via Labicana, in the heart of Rome. Restaurants, bars, shops, sights, and public transit are all an easy walk. The Colosseum is just a six-minute walk, Palatine Hill and Roman Forum are about a 15-minute walk, and the Piazza Venezia is about a 20-minute walk. For sights farther out, the hotel is right across the street from the Labicana tram and bus stop, and two metro stations, Colosseo Station and Manzoni Station, are each about an eight-minute walk. The Vatican can be reach in about a half hour via public transit, while Leonardo da Vinci International Airport can be reached in about an hour. Airport transfers can be arranged through the hotel for an extra fee.

Guest rooms are clean, contemporary, and more stylish than their pearl-rating suggests. Wood-effect floors and fresh white walls are furnished with playful upholstered chairs, white laminate furniture, white leathery headboards, and burgundy drapes. Mirrored accents and black-and-white pictures of area attractions give the final flourish. Bathrooms are compact but stylish with marbled tiling, basin sinks, bidets, and shower stalls. 

Amenities are also a step above value hotels. All rooms are air-conditioned and have desks, open wardrobes, and electronic safes, plus lightly stocked minibars, flat-screen TVs, and free Wi-Fi. Bathrooms have hairdryers and a combination of individual toiletries and toiletry dispensers. Room sizes include entry-level Standard Rooms, measuring about 200 square feet, and Deluxe Rooms, which add a touch more space and sofas and electric kettles. There's one suite, which has it's own entrance and a kitchenette.

Other than a small reception area and a luggage storage room, the hotel has no extra property features. Breakfast is included in the room rate for direct bookings, but it's light (typically coffee, juice, and pastry) and may be served in-room or at a nearby cafe. There is no restaurant, bar, gym, or parking on-site, though hotel staff are helpful and can direct guests to these. The front desk is open during limited hours, so guests should arrange a specific check-in time prior to arrival. Wi-Fi throughout is free, airport transfers can be arranged, and cribs are available for guests traveling with children.
